Aug 2021 BTO Analysis: Toh Guan Grove at Jurong East

Located along Toh Guan Road, this Jurong East BTO launched in August 2021 is situated near an upcoming MRT station along the future Jurong-Region Line. We visited the site for Toh Guan Grove to check out its surroundings and to see what else this BTO has to offer.

The site

We headed down to the site during a weekend afternoon. Located away from the main roads, Toh Guan Grove sits in a relatively serene spot. However, because of the large number of public housing and coffee shops surrounding the site, we witnessed quite a high footfall.

There are also quite a number of buses plying Toh Guan Road. This likely means that traffic will get quite busy along this road, especially during peak periods when the bus frequencies go up.

As mentioned before, we saw three coffee shops surrounding Toh Guan Grove alone so you will have plenty of options for dinner. One is located just opposite the site at block 286E, while the other is situated at 282A next to the roundabout adjacent to the site. The third is located at neighbouring block 267A.

Within Toh Guan Grove, you will also see a supermarket and other retail shops. IMM is also less than a 15-min walk, so you will get access to other F&B and retail options as well as the Giant hypermarket. In terms of convenience, this BTO is pretty attractive.

This BTO will also see Toh Guan MRT station located just a 5-min walk away from it. The station will be on the future Jurong-Region Line (JRL) and is scheduled for completion in 2028 under the second phase of construction.

Toh Guan Grove BTO will be completed in 2026, so you will have about two years before you get to enjoy the new station. Once it’s up though, the station will be just one stop to Jurong East Interchange, which intersects with the North-South and East-West lines. For now, the Jurong East station is less than a 15-min walk away, but if you prefer not to walk, there are several buses along Toh Guan Road that take you to the station.

The area is also pretty convenient for drivers. Drivers will have to get through just a couple of traffic lights to hit major expressway PIE.

2-room flats

Unlikely to get afternoon sun: Stacks 275, 277, 321 and 323.

Best for privacy: Stacks 277 and 321.

Best for unblocked views: 279 and 281 (above 5th storey); 283; 317, 319, 321 and 323 (above 21st storey); 313, 315; 303 and 305 (above 5th storey).

Traffic noise: Avoid stacks 279, 281, 283, 285, 287 and 289 facing Toh Guan Road, which can get quite busy as this road leads to major expressways and also sees a high number of buses plying this route.

Noise from human activity: If you don’t want to be disturbed by a flurry of activity surrounding the retail shops and the supermarket on site, avoid stacks at Block 289A. On the plus side for the stacks in this block though is getting to those amenities really quickly. Stacks 313, 315, 317 and 319 are also facing the pavilion as well as the playground and fitness corners, which can get quite noisy because of the higher concentration of human activity.

Rubbish chutes: Avoid stack 287 and 289 located near the rubbish chutes and the bin centre.

3-room flats

Unlikely to get afternoon sun: Stacks 273, 297 and 325.

Best for unblocked views: The inward-looking stacks, 271, 273, 297 and 299. If you wish to go for stack 325, get a unit above the 21st floor since it’s looking towards block 284, which is 21 storeys high.

Away from human activity zones: Stack 325.

Near the lifts: Avoid stacks 271 and 297 if you don’t want your front door to be located near the lifts. Privacy is usually scant in these areas, since people waiting for the lifts tend to look into your units.

4-room flats

Unlikely to get afternoon sun: Stack 295.

Best for privacy: Stacks 293 and 309.

Best for unblocked views: 291 and 293 (above 5th storey); 301 (above 10th storey); 307 (above 21st storey); 309.

Noise from human activity: Avoid stacks 295 and 311 if you don’t want to be facing the pavilion, playgrounds and fitness corners. These areas have high concentration of human activity. Avoid stack 301 if you don’t want to be located near the bin centre or facing the service road behind the supermarket and shops where a lot of loading/unloading is going to take place.

Aug 2021 BTO Analysis: Towner Residences at Kallang Whampoa

With just 316 units, Towner Residences at Kallang/Whampoa is the smallest BTO development launched in Aug 2021. Sandwiched between two schools and an expressway, this BTO may not be all that conducive at first glance. But on closer inspection, it does have a few redeeming qualities. We take a look at the site and see what stacks to look out for if you decide to go for a unit there.

The site


Site for Towner Residences. Surrounded by a couple of older flats and low-rise private housing as well as two schools.

We visited the site on a weekday afternoon and found the area to be a hive of activity. School had just finished, and there were numerous pick-ups happening along Towner Road. Traffic also tends to be pretty congested during drop-off and pick-up hours, so make sure you account for this if you are getting a flat here.

Just opposite, traffic from the Central Expressway (CTE) was roaring loudly. Towner Residences is definitely not one for those who like their peace and quiet.

In terms of convenience, the nearest MRT station, Boon Keng, is just a 7-min walk away. It’s not the shortest distance, when you compare with the other BTOs in the same area that were launched earlier like Towner Crest, but it’s still walkable.

What’s significant about this is that Boon Keng MRT station is just two stops to Little India interchange, which gets you to the Downtown Line, and three stops to Dhoby Ghaut Interchange, which gets you to two other MRT lines. Looking at connectivity, this is pretty decent.

Foodies, you will be able to walk to the popular Whampoa Makan Place, which has a wide array of (famous) hawker fare and a wet market. It’s just past an overhead bridge across the CTE. Nearer to home, there’s a small coffee shop located at block 122 down the road and a future eating house at BTO Towner Crest (BTO’s estimated completion in 3rd quarter of 2023). Otherwise, there are a few eateries, fast-food places and a hawker centre located next to Boon Keng MRT.

For supermarkets, there’s a Sheng Siong nearby, an NTUC Fairprice located close to Whampoa Makan Place as well as a future supermarket at Towner Crest.

No major malls within walking distance. But City Square Mall is just one MRT stop away at Farrer Park MRT station.

Which unit should you go for at Towner Residences?

3-room flats

You get to choose from stacks 231, 233 and 235 for 3-room flats.

Stack 231 is located right next to the pavilion and the car park. You are likely going to face issues with noise, car fumes and the revving of engines if you are situated on a lower floor. However this is also the best stack for privacy, since it’s a corner unit.

Stacks 233 and 235 are facing Hong Wen School, so you are definitely going to experience the noise from being located near a school. This isn’t a major issue if you aren’t at home for most part of the day, but if you work from home, consider if this is something you can tolerate.

There is one advantage of a school-facing stack however. The school buildings are estimated to be about five to six storeys high. Get a unit on the higher floor to get unblocked views if you are at stacks 233 and 235.

Stack 235 is the best choice for no afternoon sun, while stack 231 will experience the full brunt of it. Stack 233 will also receive some afternoon sun coming in from the northwest direction from March to September.

4-room flats

Stacks 219, 221, 223, 225, 227 and 229 are available for those who are looking for a 4-room unit. There are two different layouts available for 4-room flats.

Stacks 221 and 223 features a boxier layout, with the communal areas located in the middle of flat and one of the common bedrooms located on the opposite end.

The other stacks feature a more conventional BTO layout, with all the bedrooms to one side.

There are pros and cons for each. Here’s a summary:

If you prefer having a more open-ended kitchen with more room to be creative, go for the conventional layout. Otherwise, the boxy layout is more refreshing as far as BTOs go and feature bigger bedrooms and less wasted space.

No afternoon sun: 229 is a north-south facing stack and is the best stack if you don’t want to experience any afternoon sun. East-facing stacks 219 and 221 will also not get any afternoon sun, but they will experience the morning sun.

Privacy: Go with corner stack 223 for privacy. Avoid stacks 225 and 227 if you can, since they are close to the lifts as well as facing the rubbish chutes directly.

Unblocked views: For stacks 223, 225, 227 and 229, get a unit on a higher floor (above the 25th storey) for unblocked views. For stacks facing the school, 219 and 221, get a unit that is above the 5th or 6th storey for unblocked views.

Noise: There isn’t exactly a conducive and quiet 4-room stack. Stacks 219 and 221 are facing the school, stacks 223, 225 and 227 are facing the playgrounds and fitness corners and stack 229 is located near the car park. If we have to choose, stack 223 is located just a bit further from the activity zones, so you might experience less noise at this stack.

Park views: The master bedroom and one of the common bedrooms at stacks 221 and 223 will look into the nearby park (currently under construction), putting those extra windows to good use.

Aug 2021 BTO Analysis: Queen’s Arc

One of the seven BTOs launched for Aug 2021, Queen’s Arc at Queenstown may not be located next to an MRT station, but it is surrounded by a slew of F&B options and is within a short walking distance to IKEA Alexandra. If you are making a flat selection in this development, we consider what your best options are.

The site

Queen’s Arc Site

The surrounds of the BTO site were bustling during our site visit. Traffic was heavy along Queensway in the afternoon and will likely become busier with the expansion of Alexandra Hospital on the adjacent site beside Queen’s Arc. The redevelopment for the hospital is scheduled for completion in 2030.

While the BTO isn’t located next to an MRT station—Queenstown MRT on the East-West line is situated more than a 10-min walk away—there are a lot of buses (around 11!) that service the bus stops along Queensway in front of the BTO. These can take you to the CBD and most major neighbourhoods in Singapore.

There are no big shopping malls nearby, but you do get IKEA Alexandra within a short walking distance away. In terms of food options, you have the option of hawker fare at popular hawker centres Alexandra Village and ABC Brickworks as well as fast food eateries and restaurants located at Alexandra Central and Anchorpoint Shopping Centre. The Queen’s Arc site itself will also see a coffee shop.

For supermarkets, the nearest ones are at NTUC Fairprice along Stirling Road and the Cold Storage within Anchorpoint Shopping Centre. Within the BTO site, there will be a minimart as well.

Which unit should you pick for Queen’s Arc?

3-room flats

Most of the stacks here are 4-room units. If you are thinking of getting a 3-room flat, you only have stacks 129 and 131 to choose from. There isn’t a huge difference in these two stacks.

Both stacks are likely to get some afternoon sun, coming in from the northwest direction from March to September. The consolation is that because they are north-south facing, you are likely to experience some decent breeze.

The 3-room stacks are also facing the drop-off point, so you will want to avoid units on the lower floors if you don’t want to be disturbed by drop-off activities e.g. loading and unloading of goods, passenger pick-ups, etc.

The stacks are located relatively near the lifts. Consider investing in privacy screens near your front entrance to maintain more privacy in your apartment.

4-room flats

Afternoon sun: For 4-room stacks, stacks 105, 107, 133 and 135 are the ones to consider if you want to get less of the afternoon sun. Both these stacks will get some afternoon sun coming from the southwest direction from September to March, but the heat will be slightly alleviated as they are partially blocked by the stack before them.

Privacy: If you don’t want neighbours looking in through your front door when they walk by, look to stacks 107, 113, 127 and 133. However, depending on the design of the BTO, they might be able to see through your service yard as they walk along the common corridors. Check HDB’s 3D model for Queen’s Arc for more information.

Traffic noise: Traffic noise is likely going to a problem for stacks 101, 103, 117 and 119, which are facing a road junction and arterial road Queensway.

Car park: Don’t want to be subjected to fumes and the revving of engines? Avoid stacks near the car park if you are picking a unit on the lower floors (the car park has 6 storeys). Stacks 135 and 137 have their service yards looking into the car park, while stacks 105, 107, 109 and 111 have the main areas of the home looking into the car park.

Human activity zones: Because of the higher concentration of human activity in zones like the pavilions, playgrounds and fitness corners, you are likely going to get some noise disturbance if your stack is facing them. These are the stacks most likely affected: 109, 111, 121, 123, 133, 135, 137 and 139.

Quick and to the point. Have you ever had trouble cutting through a rusty or heavy lock? A lock cutter can cut through almost any kind of lock, regardless of how long it’s been hanging on a gate, door, storage container, or other objects. You can swiftly and easily cut through locks, operating fast and effectively with minimal trouble or resistance. They can snap a lock-off in seconds by increasing the strain on it.

It’s very safe to use. Power tools that claim to be able to break locks may put you at grave risk. Although they seem to be strong and quick-working alternatives to bolt cutters, they may be more difficult to manage and less effective. They also have the potential to send components flying or cause errors. Bolt cutters, on the other hand, only cut what they can fit within their jaws. There is no recoil or bounce back and no components that might cut you or injure you in any way.

Removes the need for effort. To use a bolt cutter, you don’t require a lot of physical strength or individual effort. You can break even the toughest locks with only a little arm power and a smooth, quick stroke. The strength of a bolt cutter enables you to achieve more with less effort, making the difficult task of lock cutting simpler and less taxing. Mechanical power and pressure will be on your side.

Foldable

For usage in confined areas, the handles may be left at their smallest length since they are considerably simpler to manage in this form. The handles, on the other hand, maybe lengthened to improve the mechanical advantage. The main issue with this design is that they may lack structural strength since the handles are hollow.

Highly Durable & High-Strength

If you want to purchase the best bolt cutters, make sure you choose a device that is high-strength and designed to last. Bolt cutters depend on force to function properly and efficiently, so if yours can’t take a lot of force or fail when confronted with powerful locks, they won’t be able to fulfill your requirements. From the cutting jaws to the grips, look for a bolt cutter that is constructed of sturdy materials.

Weight And Size

Bolt cutters are available in a variety of sizes and weights. And these two characteristics may make one bolt cutter more suitable for your requirements than others. When it comes to size, the handle length is important to consider. Longer handles (or arms) equal greater leverage. Thus, a bolt cutter with a 24-inch handle will provide more force than one with an 18-inch handle. Bolt cutters with longer handles can cut through tougher materials and metals. The larger and more difficult the locks you’ll be dealing with, the larger your bolt cutter will need to be.

A bolt cutter’s weight also affects its mobility and may affect its force. Bolt cutters that are lightweight are simpler to use and carry with you at all times. 7 Cosiest Singapore Homes in Neutral Colours

Who doesn’t want a cosy home? And there’s no easier way to get the warm fuzzies than with soothing, neutral colours. Think light wood tones, warm white shades and natural materials like linen and rattan. Renovated recently, these homes in Singapore are some of the cosiest out there. Feel the calm and embrace the warmth as you enter these comfort zones:

1. Wooden screens and many other things

This home’s theme? Adaptability. Wood-framed screens are used to demarcate the different spaces. Some are sliding, which opens up a million different possibilities in the use of the space when they are left opened. Others are fixed in place to function as a privacy screen as much as a design element.

Still others are combined with glass panels so light still gets to filter through. While the wooden screen for the bedroom is lined with cream laminates to look just like shoji, a Japanese paper screen. It provides enough privacy, while still allowing the space to feel light and airy.

2. Contrasting dark and light

Rather than go with a single wood tone, this BTO at Dawson decides to juxtapose light and dark wood shades. It creates a lovely visual contrast, without taking away the warmth of the space. To create a splash of modernity, terrazzo elements (seen in the home bar and foyer) were added to the space.

The bedroom features a darker, subdued palette, in contrast with the communal spaces’ lighter, medium-toned woods. Lines from the carpentry and furniture are kept simple, with gentle curves accentuating the Zen-like atmosphere.

3. Embracing the Scandinavian design

We never tire of the Scandinavian style, especially if it’s done on point like in this resale apartment. Like with many Scandinavian themed homes, it adopted a white and wood scheme with the use of light grey accents and patterns to enliven things up.

An open plan creates an easy breezy vibe, which is further boosted by the generous amount of windows lining across the living and dining spaces. A large, hardworking island is the entirety of the kitchen, as it packs a sink, an induction cooker, storage and a recessed legroom for a couple of counter chairs.

4. Curve intentions

There are perhaps more curves than lines in this flat. You see them in the doors/doorways, furnishings, the carpentry work and even at the edges of columns and ceiling beams. They present a quirky vibe, while offering a gentler, more soothing milieu. We can definitely get on board with this.

Most of the home is decked out in non-standard neutrals, with blush, taupe and navy blue functioning as such. Only the common bathroom ceiling sees a burst of dark red, which almost feels like a dare but works exceptionally well in that small space.

5. So much wood

Much of this condominium apartment features wood tones, whether crafted from real wood or wood-lookalikes. Walls and entrances are covered in wood laminates, while wooden furnishings and furniture were used. Even the bathroom is clad in wood grain tiles. It creates a visual simplicity, lending a sense of calm and uniformity to the space.

The use of wood also brings in a sense of the outdoors—and with it a sense of serenity—which is further enhanced through the use of plants, natural materials like rattan and the cement screed, stone-like TV wall.

6. Myriad textures and nuances

Warm hues pop against a black-and-white setting in this eclectic flat that features a colonial slant juxtaposed with modern Mid-century elements. The use of rattan, in keeping with the theme, also invites a sense of cosiness to the space.

The highlight of the home has to be the home bar that takes centre stage in the living room. Above, a ceiling-hung rack provides room for plants and storage for liqueurs and spirits.

7. All framed up

Our final home features a clean and bright palette with a whitewashed base accented with grey-hued woods. Another Scandinavian design done right. A chevron-patterned backsplash—a classic Nordic motif—stands out against the large, eat-in white kitchen.

Black-framed prints and photos adorn the walls, mirroring the eye-catching black-framed glass divider that segregates the dining area from the rest of the home. The curved elements seemingly hug the eating space, creating a cosy gathering spot for friends and family.

Why I Regret Not Getting a Full Smart Home System (Review)

The exponential growth of the smart home industry has transformed it into a multi-billion dollar business since the early 2000s, and more so with the current stay-home restrictions. Smart home systems will not be complete without a competent and fluid mobile app that allows you to control whenever and wherever you are. But with so many different brands available, including OEMs, which system is the best for you?

I had a first-hand experience of integrating smart home systems into my home. Sadly, not for the entire house but for a part of it. Not that I didn’t want to, but it was too late. Here, I share my journey on using Schneider Electric’s (SE) Wiser Smart Home System and why I regretted integrating only a part of it into my home.

Bloody hell, a wrong move

Never underestimate a good planning for your home’s electric points. Decide early which switch/socket is for which lights/appliances, and where the placement will be. Spend hours or even days reviewing the plans based on your family’s lifestyle. This is extremely important.

Personally, I spent around two hours with my electrician and designer to plot the placements and the type of switches and sockets with the number of switch gangs. But unfortunately, that was still insufficient as I didn’t include my plans to integrate a smart home system! At this point, I could only adapt Schneider Electric Wiser Smart Switches on a single wall.

Why? Because these smart switches require neutral wire connection and that particular wall that I have is neutral wire-ready, pulled from the water heater connection. I’ve only gotten my home fully renovated four months ago, and I will not have the mess of pulling neutral wires across other areas of home just to install the switches.

So please, if you have a new place and intend to integrate a smart home system, have it well planned and installed before moving in if possible. Can you have external electric trunking with the neutral wire pulled across the home? Yes, you can, but that will be ugly!

To have a basic decent smart home set up using Schneider Electric’s Wiser system, these were the items needed:

1 x Wiser Hub (The Main Brain): I was expecting a bulky outlook as this is their main “character”, but it is just the size of my palm which can be hidden nicely behind the DB box. This controls all the various parts (listed below) and other Wiser peripherals, linking all of them with the Wiser App (iOS or Android).

1 x IR Converter (Connector to 3rd parties): Air conditioners, TV and sound systems can be connected using this IR Converter. But they may not include your latest models in their default list. For instance, my Sonos Arc or OLED LG 65” TV wasn’t included in their list. Thankfully, my Daikin air-con is still compatible. Given their company’s scale, they should include them and newer products in the near future.

Also to my surprise, using the Wiser App to control my Daikin air-con responds much faster than Daikin’s own app. I’ve got to say Daikin’s mobile control app is quite poor, with the persistent circular loading icon taking a lot of time.

The IR Converter itself has got to be within range of the 3rd party product to function well, which spans around 8 metres. But the distance between them has to be clear from walls or any panels.

1 x 2G Wiser Smart Switch or 3G Wise Smart Switch: So the number of gangs per switch depends on how you want to categorise your switches. Meaning: the 3 x lights in the living room can all be in a 3G switch, and 2 x fans to be in 2G. If you want more than that, then just add in more switches. Side note: I personally love their smart switches over their AvatarOn switches which I also got, because of 2 useful features:

1. There is an option of white or blue locator lights, which are very effective in pure darkness as you will be able to see whether your switches are off or on. With the locator light on means that the switch is off and vice versa when without light. These lights help you locate the switches when it’s dark. You will need time to get used to this though.

2. The switch has a nice and soft clicking sound. The touch compression of it is also brilliant. Unlike their AvatarOn, which has a clicking sound that can be obvious during the quiet night.

1 x Freelocate (Remote control): This switch that acts as a remote control allows you to have four different themes (they call them ‘Moment’). It comes with several mini picture plates that you fix onto the Freelocate to help you indicate the purpose of each switch—Cute, but they could have included more than one of each kind.

Controlling the different switches at home by theme gives you endless possibilities. Here are some ideas to try out for your home:

Entertainment Room Theme: With a single press of a button on the Freelocate, you can dim your lights, turn on the TV and air-conditioner, and draw your black-out curtains to a close, creating a movie theatre ambience.

Bedtime Stories Theme: Turn off your living room lights, while switching on the bedroom lights and air conditioner. All ready for your kids to jump into bed with their books.

You are also not restricted to just themes. If you have appliances or switches that are not within the same walls, you can also use the Freelocate to have the distanced switches turned on. That is what I did exactly for my small experimental wall.

The Wiser app is nothing short of impressive. Launching time is extremely fast which is the most important factor for a smart home app. Three key pages: The Home Page with all your short-cuts and products, editable and removable. The Moment & Automation Page to create themes and auto-activation of products. And Alarm & Message Page to keep you informed of the happenings of your products and if there are any updates.

The learning curve of the app is relatively easy. You just need to know that with The Brain (Wiser Hub), you can pair it to all other products and have full control of them, from naming the individual switch to setting on/off timings. It is almost fully customisable.

My small home setting

As I mentioned, I only had a tiny wall to play around due to the late implementation. Let me share how I used this product to better my lifestyle.


My Floor Plan

I swapped out the normal switches and placed in two Wiser smart switches for 2 x Living Room Fans, 2 x Dining Lights and 1 x Foyer Light. The reason why I didn’t have these switches over at the main door in the first place was because I didn’t want too many switches attached to the wall beside my main door. Before I switched to the smart switches, there were times when I was all ready to go out and was walking to the main door only to walk back to this wall to turn off all the switches when I realised I forgot to.

Just by swapping out to the smart switches, I can now control my lights and fans using the Freelocate which is now attached on the wall beside the main door (or Wiser App). As mentioned earlier, pre-programmed themes allow me to either off/on all the lights, off/on both ceiling fans and on/off both the lights and fan, as long as they are under the smart switches. So now, whether I am heading out or coming back home, all living and dining switches can be controlled with a single press of a button.

If your home is really that big, you can have more than one Freelocate and place them anywhere you want. And it is also magnetically detachable that acts just like a mobile remote controller. Freelocate buttons can be assigned via the Wiser app, so it is not permanent and a single theme can be assigned to more than one Free Locate device.

Siri capability reaches another level

I’ve embedded the on/off functions of my air-con and all other smart switches into a single theme. So when there are guests coming over, all I need to do is to call out to Siri and say: It’s Party Time!

Siri is also super useful by using Apple’s Shortcut App to execute the themes, which can also be commanded by using the Apple Watch.

I really loveeee using Siri for these functions as it is the most convenient and laziest way that I can interact with my products since my mobile phone is always with me and the controls can also be done remotely. For example, I can switch on my fans if there is no one in the living room, or turn on the lights in the living room first for my kids since they are afraid of the dark. Yes, it is so much fun to customise and fiddle around with Schneider Electric’s Smart Home System. This is why I regretted not knowing their products earlier, and not conveying that to my designers in the pre-renovation stage. I hope my personal experience here gives you an idea of what steps are needed.

If those were planned earlier, I could have even more products implemented. These could include my lights dimmer and curtain switches, and their switch adaptors could have been used instead of other third party products I bought.

Who needs a smart home system?

“Is it really hard for you to walk over to that switch? Got so lazy meh?” I got this from my wife when she knew I wanted to have this system in place. It’s not totally wrong coming from her.. haha!

A smart home system is never a need for anyone, and neither is a smartphone necessary for all. But personally, I always feel that convenience is a privilege to have if you can afford it. Like it is also our privilege to have delivery riders conveniently placing our food at the doorstep, just through an order on our mobile app. Convenience is an understated factor which many of us really wish to have deep in our hearts, but not really admitting it.

If you have different areas of your home serving different purposes or having multiple electronic products for different purposes, then a smart home system will definitely benefit you and your family.

1 click – all lights are gone, curtains open

1 click – blinds closed, air-cons on

1 click – ceiling lights off, ambient light on, air-con on, movie time

These are just some simple examples, but the possibilities are endless. Having it catered just to your lifestyle and use is why you will want a smart home system. Here’s a link to what Wiser Systems can do for you.

Is it expensive to do?

For what I did at my house, it cost around $1,870 for the Wiser Home Package. For a start, you do not need to go for this as I believe they have a cheaper option. If you need a good value package, just let me know and email to [email protected]. We will try to arrange it directly for you.

For a full house implementation, it may cost within a range of $3,000 – $4,000 for a standard 4brm apartment, or $5,000 – $8,000 for a slightly bigger double-storey house. Depends on your appetite really. Perhaps a good way to start is to implement it on some parts of your home and have your electrician pull the neutral wire to other areas as well. This is just in case you want to have it done in more areas in the future, hacking wouldn’t be necessary.

Things to improve on

While I am writing this last bit, I felt that the Wiser Home Systems is almost perfect. Especially impressed with the super-responsive mobile app and its compatibility with Siri.

There isn’t a smart hub that is able to connect to every single third party product, and I doubt there will be any due to complexity incompatibility and security. If there is a way, it will be great. If not, I just wish that they would more varieties of smart home products to allow a completely one-hub controlled home.

I also hope that there is a function to ‘share’ the Wiser App account with another user (your spouse), but from my meddling, it seems to be limited to only one main user for now.

This is also not the cheapest smart home system available. There is a handful that is much cheaper and easier to find on e-commerce sites. And also I believe some that do not require neutral wire connections (but with some risks). I’m hoping it to be cheaper, but I think with an established name in Schneider Electric (Listed MNC), utilisation of ZigBee network, a capable mobile app, and proper customer service provided, the money spent was well worth it.

Pull out the sides of this kitchen peninsula to reveal a petite dining table just for two. And you don’t even need special counter-height dining chairs for it since the pull-out tabletop is designed at a lower height.

The kitchen counter was extended all the way into the living room in this small condominium, accommodating an extra area for a cosy dining nook. Sliding panels underneath the dining counter offer storage for serving ware.

To incorporate a casual dining spot and a home bar, the marble-grain kitchen island was combined with a wood tabletop. The amalgamation of the two materials not only lends visual interest, but also helps to contrast the functions of the space.
