Beadboard originated in Europe and is known as butt and bead in the UK. This is a decorative wood paneling that can be installed along the walls of your kitchen for a simple, breezy, beachy look. It’s quite affordable and can be installed with ease. Most beadboard is typically painted white and covers half of the wall from the floor up. You can choose another color for your beadboard, but remember that the goal is to keep things simple and not add a backdrop that’s too distracting form the main focal points of your nautical kitchen.

Beadboard is like wainscoting and can cover one-third to two-thirds of the wall. Add a decorative molding or base to finish it off, adding some depth to the interior walls of your kitchen. Let’s talk about wall decor. You have plenty of options when it comes to staying in line with the nautical theme. However, there are a few key features to keep in mind. Make sure you are using plenty of actual nautical elements. This includes large rope knots, weathered wooden planks, seashells, and more. If you are a fan of fishing, you can mount a prized catch on the wall. Or, hang some ship lanterns that reflect red and green against your dark wood accents. 5 Reno Tips to Boost Your BTO’s Resale Value after MOP, according to a Property Agent

It was revealed by HDB that the proportion of BTO flats sold within a year of meeting the minimum occupancy period (MOP) doubled between 2016 and 2020, from 6.5% to 13.4%. It’s a trend that looks to continue, as homeowners seek to upgrade to private homes and as delays in the construction sector drive up demand for resale flats.

If you are in the midst of planning your BTO renovations with the mindset to sell your flat after it reaches MOP, we thought it would be helpful to learn how to boost your BTO’s resale value by looking at what a potential buyer looks out for. And who best to understand how a home buyer thinks than a property agent?

We spoke with Kenneth Tan, a property agent with ERA, and asked him about the importance of home renovation when it comes to the resale value of a MOP BTO.

“There are a lot of factors in play when determining the resale value of a home, such as location, cardinal directions, which floor your unit is at, amenities, number of units per floor and even the corridor space you have,” explains Kenneth. “When in comes to home renovation, it is but one aspect of it. In general though, you are able to go for a higher asking price than your estimated valuation if your home renovation is relatively new, or has an amazing interior design.”

With this in mind, he shares a few tips when it comes to planning for your BTO renovation with the intention to sell after five years.

Tip 1: Don’t do too much

Doing a lot for your home renovation doesn’t necessarily translate to a higher selling price in the end. It’s more important to maintain your home in good condition in the five years, says Kenneth. Not everyone has the same taste or like the same things.

It’s best to stick with a neutral colour palette that is easy on the eye and is generally accepted by most people. Scandinavian, Muji and minimalist themes are well-liked and can help to keep your renovation budget affordable. “In general, older folks and retirees like clean and simple designs, while younger buyers are looking to overhaul everything so don’t do anything too complicated that would be difficult to remove,” advises Kenneth.

Tip 2: Focus your renovation on the kitchen and the bathrooms

“The kitchen and bathrooms are two areas of the home that buyers will tend to look at, as any rectification work can be costly and a hassle,” says Kenneth. As such, focus your BTO renovations in these two areas.

Look at functionality. Plan for enough storage and countertop/vanity space in both of these areas. In the kitchen, having quality built-in appliances that are maintained well can earn you some brownie points when it comes the time to sell.

When choosing materials, go for durability and easy upkeep since you will have to make sure they last and look good for the next five years. Quartz is a good option for counters since they are stain-resistant, not prone to scratches and easy to clean. For tiles, pick ones that are smoother with fewer grooves and require fewer grout lines. Avoid materials like cement screed or marble; the former cracks and the latter stains.

Tip 3: Avoid hacking down all your walls

Thinking of combining two bedrooms into one, or knocking down all the walls to create one large open space? Don’t. Open concept may be trendy, but most people will still want a level of privacy.

With work from home, home-based learning set to stay thanks to the pandemic, privacy is more important than ever. Kenneth sheds light on this new phenomenon: “More buyers are looking for bigger units, just to have an area to work from home.

“Families in Singapore are on the average of 3.22 persons, so you would think they won’t need all that space. But that extra space and by extension privacy keeps them sane when everyone’s at home at the same time.” You may be able to get a higher selling price if you keep all your bedrooms intact.

Tip 4: Stick to functional built-ins

Not all built-ins are necessarily evil, although you may want to reign in on overly elaborate or unconventional ones. These may not sit well with potential buyers since they will have to factor in the cost of tearing them down if the built-ins don’t catch their fancy.

Prioritise functional built-ins, especially storage. Channel your budget to building proper kitchen cabinets and wardrobes, which are staples in a home and tend to be costly to replace for a buyer.

Tip 5: Pay attention to your flooring

According to Kenneth, another aspect of the home a lot of buyers look out for is the flooring and skirting. It makes sense, as it’s one of the largest surface areas of the home and it tends to make up a big bulk of a renovation budget.

Having more expensive flooring materials like marble and timber can usually fetch a higher selling price, but they will need to be maintained well e.g. no dull spots, scratches or stains and they aren’t the easiest to upkeep. It will thus make more sense to go for a more economical flooring option like tiles or vinyl.

Make Your Board And Batten Ideas Come To Life

Place An Order For Supplies And Materials, Organize Tools

Prepare for the project by ordering the required supplies and materials. The delivery might take time, so plan ahead before the installation. If you are using local materials, buy the materials early to provide enough time for primer coating before installation.

Consider Prefinishing Siding Product

In case you’re not buying a prefinished siding item, consider painting or staining your material before installation. You need to prime the backs of the boards before putting them up in case you want to finish them after installation.

There are many places around your home you can add a mirror. An obvious place is the living area. A large wall mirror with a detailed frame can be just as elegant as an elaborate painting.

Other places include the hallway (along the wall or at the end), the bedroom, along the stairway and the entryway. You can even install a mirror outside on the porch or on a wall adjacent to the garden. The latter is an especially good idea for those with small gardens. The mirror creates a perception that the flowers have spread further than they actually have.

Whatever locations you choose, the secret to decorating with mirrors is positioning and knowing how to mix and match. Make sure the mirror properly captures any light coming in. After all, the beauty of a mirror is coaxed out by light. If there is too little or no natural light hitting the mirror add your own light fixtures. An overhead or wall light directed towards the mirror will create a beautiful effect.

In larger areas such as the living room, hang several mirrors with varying shapes and sizes. Just make sure the mirrors are complementing each other and not competing for attention. 1. Decide on the Thickness

When buying a mirror, one of the features to check is the thickness. The thicker the mirror, the more expensive it will be.

The thinnest mirrors measure around 2.5mm to 3mm in thickness. Small bathroom and dresser mirrors are often this thin. For bigger vanity and decorative mirrors, the average thickness is between 4mm and 6mm. For much larger decorative mirrors, the glass can be as thick as 9mm. For projects such as a kitchen backsplash or a mirror accent wall, talk with your contractor to figure out the best thickness. For smaller projects, the average 4mm-6mm thickness is good enough.

Also consider the thickness of the framing. Thin frames tend to have a sleek modern look and are better for expanding a room visually. Thicker and wider frames on the other hand cast a homely country feel.

2. Use Mirrors to make the Room Feel Larger

If you have a room that feels small and stuffy, mirrors will come to your rescue. Put one large one on the wall or hang two big ones on opposite walls. The mirrors create the perception of depth and expansiveness. If you have a window in the room, put the mirror opposite it. By reflecting the light coming in, it will create an airier and lighter space.

3. You Don’t Have to Hang it

Yes, you don’t have to hang a mirror. One alternative is to place a full-size framed mirror on the floor and let it lean against the wall. This is especially ideal for bedrooms. Place the mirror at the end of the bed or beside it. You can also position it opposite a piece of art you want reflected back at you.

4. More Mirrors for a Bigger Space

If you have an expansive living room, hang more mirrors to match. They can even be identical, hang in symmetry across the wall. Make sure the mirrors align with something in the room such as the sofa, a dining table or the windows on the opposite wall.

For smaller spaces, be careful not to overwhelm the room with too many or excessively large mirrors. It might fill more like funhouse than a home.

5. Don’t be Afraid to be Unique

Some of the mirror ideas are out of this world–they include unusually shaped mirrors and intricate designs that seem straight out of an engineering workshop. So don’t be afraid to go for the unusual. 5 Factors to Consider When Setting up a Cozy Nook

1. How Big Do You Want It?

By their definition, nooks are small spaces. So most of the nook ideas you will come across feature tiny spaces turned into cozy spots. But a nook can also be big and even fill up an entire room. It all depends on what you need.

If you are creating a reading nook for your two kids, you need to make sure it is big enough for both of them. If the space needs to accommodate 3 or more kids, why not turn the attic into a nook where they can play, read and have fun?

If the nook is for you, make sure that you are going to be comfortable in it. Can you stretch your legs when inside? Can you easily get in and out? Otherwise, there is no point creating something that makes you feel cramped and claustrophobic.

Decorating and furnishings not only make a nook special and warm, it also makes it practical for whatever activities you are planning.

You don’t have to do a full renovation when decorating a nook. Often a new coat of paint will do. We recommend a color that stands out from the rest of the room while still creating a cozy and relaxing atmosphere.

Whether it is for reading, playing or eating, lighting is essential not just for illumination but also for setting the nook apart in terms of style and décor.
